Short answer: all 31 Broward municipalities have a building official listed in the County's directory, and most run their own permit office.[2] The County Building Code Division issues permits for unincorporated Broward (the Broward Municipal Services District, or BMSD), the Fort Lauderdale airport (FLL), and cities that contract with it.[1]

The BMSD (unincorporated) Broward County Building Code Division[1]
Lazy Lake or North Lauderdale Broward County building staff, by interlocal agreement[3][2]

The BMSD communities named by the County are Boulevard Gardens, Broadview Park, Franklin Park, Hillsboro Pines, Hillsboro Ranches, Roosevelt Gardens and Washington Park.[1]

Florida law allows counties and cities to share building code enforcement through interlocal agreements.[5] The County's ePermits OneStop guide lists the Village of Lazy Lake, Quiet Waters Park and North Lauderdale as interlocal agreement areas, where in-person submittal is required.[3] In the County's directory, Lazy Lake and North Lauderdale list County building officials.[2]

Possible contracted services. In the County directory, Dania Beach lists an interim building official with a County (broward.org) email address, and several cities list building officials with email addresses at private firms.[2] This suggests some cities share or contract out building services. Unverified No official page we found says which cities contract out. The permit still comes from the city's building department; call the city to confirm.

How to search Broward permits by address

For County-issued permits (BMSD and contract areas):

  1. Open the Broward permit search. No account is needed.[4]
  2. Search by address (street number, street name, street type and city) or by folio or parcel ID.[4]
  3. Open a permit to see its details and inspections.

For a property in a city, use that city's building department search or call the number below. The County notes its ePermits service may be unavailable at times during a website upgrade.[1]

Common home jobs: what to know

  • Owner-builders can't apply online in the County's ePermits system. Apply in person with the Building Code Division.[3]
  • Notice of Commencement: under state law, a recorded Notice of Commencement must be filed before the first inspection when the direct contract is over $5,000, except for repair or replacement of an existing heating or air-conditioning system under $15,000.[6] The County says the notice is recorded with the Broward County Records, Taxes and Treasury Division (954-831-4000, records@broward.org), and a recorded copy can be submitted with the permit application or made available on the job site at the first inspection.[3]
  • Work under $7,500 (new from 1 July 2026): state law now requires local governments to exempt single-family owners from a building permit for work under $7,500, except electrical, plumbing, structural, mechanical or gas work, and except in flood hazard areas. You must ask in writing.[7] Ask your city or the County how to submit the request.
  • Code questions and appeals: Broward has a countywide Board of Rules and Appeals (BORA).[9]

Common questions

Does Broward County issue permits for Fort Lauderdale or Hollywood?

No. Both cities have their own building departments, listed in the County's Building Code Officials directory.[2] The County Building Code Division covers unincorporated Broward (the Broward Municipal Services District), the Fort Lauderdale airport (FLL), and cities that contract with it.[1]

Can I search Broward County permits without an account?

Yes. The County's permit search lets you look up permits by address (street number, name, type and city) or by folio or parcel ID without an account.[4] It covers permits the County issues; for a city permit, search that city's records.

Can an owner-builder apply online in unincorporated Broward?

No. The County's ePermits OneStop guide says online permitting is not available for owner-builder permits.[3] Contact the Building Code Division for how to apply.

Where do I complain about a contractor?

The County says complaints about state-licensed contractors go to the Florida Department of Business and Professional Regulation (DBPR).[1] You can check a license on DBPR's license search.[8]
